Project Features:

The project uses 155 custom modular container buildings to meet the client’s strict performance requirements in a live pharma campus environment.

1. Environmental performance and healthy interiors

All materials for these custom modular buildings comply with green building standards, avoiding harmful substances such as PVC, chlorine and asbestos to ensure safe, low‑VOC office and canteen spaces.

2. Earthquake‑resistant structure with vibration control

The steel‑frame modular system is engineered through detailed mechanical calculations, achieving localized floor loads of up to 8 kN/㎡ while minimizing structural vibration for daily office and dining use.

3. Industrial aesthetics with 360‑degree waterproofing

The complex adopts a minimalist industrial façade, using corrugated finishes and a pitched‑roof system, combined with window drip‑edge detailing and full‑roof treatment to deliver comprehensive 360‑degree waterproof protection.

4. Built to international safety and quality standards

Construction of the custom modular buildings followed strict safety procedures and international EHS practices from start to handover, resulting in zero quality and safety incidents on site.

Project Description

This project in Suzhou, Jiangsu Province, shows how custom modular buildings can deliver high‑quality office and canteen space for a multinational pharmaceutical company within a very tight schedule. As a leading Chinese provider of integrated modular housing and engineering camp solutions, Chengdong Modular House (https://www.cdph.net) leveraged its mature container house system and global project experience to meet the client’s demanding requirements.

Custom Modular Buildings

Project Profile

  • Location: Suzhou, Jiangsu Province, China.

  • Client: Roche Diagnostics Products (Suzhou) Co., Ltd., a Fortune 500 multinational pharmaceutical company.

  • Application: Office building, canteen, training rooms and supporting facilities inside an operating pharma campus.

  • Building type: 155 custom modular container houses, combined into double‑story offices, a two‑story canteen, four training rooms and five workshops.

  • Total area: About 4,500 ㎡.

  • Construction period: May 2025 – July 2025.

Chengdong’s standardized yet flexible modular system allowed all 155 units to be prefabricated in the factory and rapidly assembled on site, minimizing disturbance to the existing pharma operations.

About Chengdong Modular House

Founded in 1998 and headquartered in Beijing, Chengdong Modular House is one of China’s earliest private enterprises specializing in integrated modular housing. The company has completed more than 2,000 modular camp and building projects in over 100 countries and regions, covering engineering camps, energy and mining projects, infrastructure, events and emergency housing.

Green and Healthy Building Materials

As a pharmaceutical manufacturer, the client sets very high standards for indoor air quality and environmental protection. For this custom modular building project, Chengdong strictly selected low‑emission materials from pre‑approved green brands to ensure long‑term health and safety.

All harmful substances such as PVC, chlorine‑containing materials and asbestos were completely banned from the project supply list. After completion, independent indoor air quality testing reached 100% compliance with national standards, giving employees a clean and comfortable working and dining environment.

Earthquake‑Resistant Structure and Vibration Control

The client required that the modular office and canteen complex should have the same safety level as a permanent steel building, including stringent control of vibration and floor load capacity. Chengdong’s engineering team designed the steel frame system in accordance with national codes for permanent steel structures and commissioned an independent third party to verify the structural calculations.

Through optimized welded beam‑column joints and denser purlin layouts, the custom modular buildings can safely carry local loads up to 8 kN/㎡ while effectively reducing vibration under normal use. This ensures a stable, comfortable experience for staff working in offices, training rooms and canteen areas.

Industrial Minimalist Design with 360‑Degree Waterproofing

The pharmaceutical campus follows a modern industrial style, so the new modular buildings needed to integrate seamlessly into the existing environment while keeping clear and simple lines. Chengdong used industrial corrugated panels for both façades and pitched roofs to create a clean, minimalist appearance that matches the surrounding factory architecture.

Door, window and corridor layouts were carefully planned to balance natural lighting, circulation efficiency and fire‑safety escape routes in accordance with national codes. Around the windows, specially designed “eagle‑beak” drip edges were added to the upper and lower sills to block reverse water flow and capillary penetration, keeping the window perimeter dry during heavy rain.

On the roof, the team followed full building‑code atlas details instead of simplified temporary‑roof practices, forming a complete 360‑degree waterproof system for all ridges, joints and edges. This combination of architectural quality and detailing shows how Chengdong’s custom modular buildings can achieve long‑term performance beyond typical temporary solutions.

International Safety Standards and Quality Control

During construction, the project implemented international‑level safety management to protect all workers and avoid any accidents on the high‑density campus. All site personnel were equipped with compliant PPE, including safety helmets, goggles, five‑point safety harnesses, anti‑puncture gloves and safety shoes.

For work at height, Chengdong used lifelines, fall arrest devices, guardrails and boom lifts to create multiple layers of protection. With strict procedures and continuous monitoring, the project achieved zero safety incidents from start to handover. To protect the finished products of these custom modular buildings, a flame‑retardant extruded board protection layer was installed immediately after each module was placed, ensuring a flawless handover ready for fast move‑in.

Result: Custom Modular Buildings Backed by Chengdong’s Global Expertise

In less than three months, Chengdong delivered a 4,500 ㎡ modular office and canteen complex that meets the client’s high standards for green materials, structural performance, architectural quality and international safety management.
