1.Complete the demolition from the original classroom to the delivery of the new classroom within 30 days to ensure the normal teaching use of teachers and students in the new semester.

2. A full set of qualification certificates and test reports were provided for the use of all building materials in the project; indoor and outdoor decoration materials must meet the national environmental protection standards.

3. Strictly implement the air quality testing standards for teaching spaces to ensure the health of teachers and students. At the same time, lightning protection tests were also carried out, all of which met the standards.

Project Description


Project Background and Challenges


Yunhe Primary School’s Wenju Campus faced an urgent need for a safety upgrade. The greatest challenge was the extremely tight deadline: all construction work had to be completed and inspected between August 1 and August 31, before teachers and students returned for the new semester. This included demolition of the original campus, foundation work, installation of new buildings, utility connections, and interior and exterior finishing.


In addition to the compressed timeline, the client set high standards: all building materials had to be supplied with certificates and test reports; indoor and outdoor decoration materials had to meet national environmental standards; and indoor air quality in teaching spaces had to meet strict testing requirements to ensure the health and safety of students and staff.


Chengdong’s Solution: Full Industry Chain Collaboration to Achieve the Impossible


Facing what seemed like an impossible schedule, Chengdong leveraged its strong modular building expertise and integrated industry chain capabilities. By using multi-trade parallel construction and coordinated multi-thread management, the project was completed within the shortest possible timeframe.


  1. Lightning-Fast Delivery: Full Handover in 30 Days

Construction began on August 1. Through close collaboration between the factory-based R&D team, supply chain management, and on-site execution, Chengdong synchronized design with production and factory prefabrication with site preparation. In just 29 days, the team completed demolition, foundation work, installation, interior and exterior finishing, and all auxiliary works for the 1,688 sqm custom modular building. The project was handed over on August 29, allowing teachers ample time to prepare before students returned—fully meeting the promise of an on-time start to the semester.


  1. Rigorous Quality Control: A Fully Traceable Quality Management System

  • Material Selection: All building materials—including steel, concrete, and finishes—were supplied with manufacturer certificates and test reports. Key materials were sampled and retested by the supervision team before use.

  • Construction Compliance: All work strictly followed the engineering drawings and technical standards. Upon completion, the project was delivered with complete technical documentation, construction records, and quality acceptance certificates signed by the design and supervision units.


  1. Safety First: Building an Unbreachable Safety Barrier

  • Structural Fire Protection: Firewalls were installed in accordance with regulations (required for areas over 300 sqm). Their fire resistance rating matched the building’s structural frame, ensuring overall safety.

  • Material Fire Protection: A new generation of non-intumescent fireproof coating (gypsum-based) was applied to the building structure, offering high strength, low smoke toxicity, and environmental benefits. Core insulation materials (rock wool) and interior finishes such as mineral wool acoustic panels and ceramic-aluminum acoustic panels achieved Class A1 (non-combustible) fire ratings.

  • Construction Safety: All personnel were equipped with appropriate PPE (hard hats, safety glasses, five-point harnesses, puncture-resistant gloves, safety shoes). Safety briefings were conducted daily for each work team. A comprehensive emergency response plan was established, including first-aid procedures, emergency contact lists, and on-site emergency supplies, resulting in zero safety incidents throughout the project.


  1. Green and Healthy: Creating a “Breathing” Classroom

Chengdong used environmentally friendly base materials throughout the project to ensure a healthy learning environment.

  • E0-Grade Materials: For example, the compact laminate wall panels used for classroom skirting are made from high-quality wood fibers and eco-friendly phenolic resin adhesive. Their formaldehyde and VOC content strictly comply with E0-grade environmental standards.

  • Air Quality Certification: Before final delivery, all rooms underwent rigorous indoor air quality testing. All results met national standards, providing students and teachers with a safe, healthy learning space.


  1. Innovative Materials and Techniques: Enhancing the Learning Environment

Innovative materials were used in different spaces to improve the user experience and reduce maintenance costs.

  • Compact Laminate Wall Panels: Used in general classrooms, these panels are highly durable, waterproof, moisture-resistant, and easy to clean. They effectively resist daily impacts and wear, significantly reducing maintenance workloads.

  • Mineral Wool Acoustic Ceilings: Installed in general classrooms, the porous structure absorbs ambient noise and improves speech clarity, creating a better learning environment.

  • Ceramic-Aluminum Acoustic Panels (Walls and Floors): Used in music classrooms, these panels provide excellent sound absorption, effectively reducing echo and creating professional acoustic conditions for music lessons. The ceramic and aluminum composition ensures durability against daily wear.

  • Integrated Underfloor Heating: An innovative application for modular buildings, the project integrated underfloor heating pipes and manifolds. Pre-drilled holes in the steel beams allowed pipes to run through the entire building, ensuring effective heating while demonstrating Chengdong’s expertise in refined modular design.


  1. Finished Product Protection: The Final Step in Refined Management

To prevent damage to completed work from cross-trades, Chengdong implemented proactive finished product protection measures. After module installation, flame-retardant XPS boards were applied as protective layers. Finished items such as tiles, compact laminate panels, and ceilings were covered with dedicated protective materials, ensuring the final delivery was flawless.


Project Value and Significance


The Yunhe Primary School Wenju Campus project is another outstanding example of Chengdong’s expertise in educational facilities using modular construction. It not only demonstrated Chengdong’s strong EPC (Engineering, Procurement, Construction) capabilities in the face of extreme schedule pressure, but also validated the superior performance of its products in terms of safety, environmental protection, and quality.
